Land Advisors Capital is led by Patrick Whelan, who brings over 25 years of experience in real estate investment and operations to his clients. In prior executive positions, Mr. Whelan has managed numerous private and public companies with over $2 billion in development starts in 23 markets and over $3.0 billion in acquisition/disposition activity. Prior to his directorship of Land Advisor Capital, Mr. Whelan served as CEO of Declan, LTD, a real estate investment and advisory firm and as President and Chief Operating Officer of the Lyle Anderson Company, a Scottsdale, AZ based upscale master plan community development firm. Mr. Whelan has also served as President/COO within two public real estate companies (Archstone Communities and Move, Inc), and has held senior management positions with Security Capital Group, Trammell Crow Company and GE Capital Corporation. His expertise in land acquisition, development, technology, product planning, single and multi-family home building and finance ensures an in-depth understanding of the requirements of both capital and real estate clients.

Mr. Whelan is a member of the Urban Land Institute, former member of the National Association of Homebuilders and the National Multi Housing Council, and is active in a variety of international and Arizona based charitable organizations. A graduate of the University of Massachusetts, Mr. Whelan also received an M.B.A. from the Harvard Graduate School of Business.

Clint Anderson, Mortgage Services Director, is responsible for debt placement and mortgage broker operations for Land Advisors Capital. He brings over 18 years of banking and real estate finance experience most recently serving as Senior Vice President and Regional Manager overseeing loan originations for commercial and residential developers in Arizona, Nevada, Utah, and New Mexico. His background also includes managing treasury operations for a multi-billion dollar residential developer.

Mr. Anderson has a Bachelor of Science in Finance from the University of Wyoming, Master of Business Administration from Keller Graduate School of Management in Phoenix and belongs to the Association of Financial Professionals and Homebuilders Association of Central Arizona. He is also a Certified Cash Manager and has been a member of NAIOP and Valley Partnership.

Irene Carroll is Senior Director for Land Advisors Capital, responsible for business development with a particular focus on public and private homebuilders and developers in Greater Phoenix, California, and Nevada.

Ms. Carroll brings a valuable combination of 26 years of management and private equity expertise to the firm. As former Vice President at DMB Associates and General Manager for Marley Park, a 1,000 acre masterplanned community, she undertook the complete financial responsibility for Marley Park among other various real estate projects—making her uniquely experienced to understand the market and exit strategies on the builder, developer, and capital side of a transaction.. Her extensive real estate background also includes leading the Land Acquisition Team for DMB Associates and Vice President of Land Acquisitions for Monterey Homes, where she helped grow the company to a level where it was successfully taken public in 1996. Earlier in her career, she held the positions of Division President and Vice President of Construction for Richmond American Homes, a national homebuilder. 

Ms. Carroll serves on the Board of Directors of Rancho Feliz Charitable Foundation and was the volunteer Project Manager for a housing community built in Agua Prieta, Mexico. Ms. Carroll is an alumnus of the Honorary Commander Program at Luke Air Force Base. In 2004, she was awarded national recognition as Outstanding Woman of the Year in Construction by the Del Webb College of Construction at Arizona State University and the National Association of Women in Construction. She obtained a Bachelor of Science degree in Accounting from the University of Texas at El Paso and became a Certified Public Accountant the following year.

Steven D. Sims, Managing Director of Land Advisors Capital – California Division

Steve is responsible for the establishment and growth of Land Advisors expansion into mortgage banking. Steve specializes in the acquisition, structuring, financing, and entitlement of residential and commercial real estate investments, both as a principal and as an employee. In particular, he is focused on originating short term financing commitments that provide land developers and home builders with capital for acquisition and entitlement.

Since 1997 Steve has been involved in the acquisition and entitlement of over $2.5 billion of real estate. Prior to joining Land Advisors, Steve was a Principal at Tusker Investment, a company he co-founded focusing on sub-institutional sized investments and providing advisory services for select clients. He was also previously a partner at Messenger Investment Company and was directly responsible for the acquisition and/or optioning of over 4,000 acres of land. In addition, he performed all of the company’s financial, strategic, and market analysis. Prior to joining Messenger, Steve worked with the Archon Group, a wholly-owned subsidiary of Goldman Sachs, in both Dallas, TX and Washington, DC. Steve’s background includes experience in a broad range of product types including single-family and multi-family residential, land, office, industrial, and retail. Steve has been actively involved in a wide spectrum of markets including California, Las Vegas, Texas, Chicago, Boston, the Mid-Atlantic, and Florida.

An Orange County native, Steve earned his B.B.A in Real Estate Finance and Finance at Southern Methodist University in Dallas, TX. He also holds a Masters of Business Administration with a Certificate in Real Estate from the University of California Berkeley’s Haas School of Business. Steve currently resides in Austin, TX with his wife Allison, but works primarily from the Land Advisors Irvine office.

J. Adam Deermount, Managing Director of Land Advisors Capital – California Division

In establishing and growing Land Advisors’ expansion into mortgage banking Adam is responsible for originating short term financing commitments that provide land developers, home builders and investors with capital for acquisition and entitlement. Adam has an extensive background in residential land development and commercial real estate finance both as an employee for and as a consultant to real estate finance companies.

Prior to joining Land Advisors, Adam served as a full-time consultant on high profile restructuring and workout projects. Most recently he served as an advisor to State Street Bank on the restructuring of their portion of a $550M land development loan on Heritage Fields, the former El Toro Marine Base in Irvine, CA. Prior to that, he served as a bankruptcy consultant to Hogan-Webb, the Chief Restructuring Officers of LandSource Holding Company—a $2.6 billion land development company owned by Lennar Homes, LNR Partners, and CalPERS. His work included underwriting a distressed residential land bank portfolio totaling over 4,000 lots and writing a new business plan for the land bank portion of the company, prior to it emerging successfully from Chapter 11 Bankruptcy.

Adam began his career with California National Bank as a commercial real estate credit analyst before moving on to serve as an acquisition associate at TA Associates Realty, where he was responsible for underwriting and closing over 1.7 million rentable sq. ft. of office, industrial and retail acquisitions ranging from $7 to $35 million per transaction. Following his time at TA Associates, Adam served at Merrill Lynch Capital as an Assistant Vice President / Senior Underwriter in Merrill’s Commercial Real Estate Finance Group. While at Merrill, he was responsible for analyzing, underwriting and closing construction, bridge, 1st Mortgage, and Mezzanine loans on office, industrial, retail, condo and multi-family transactions ranging from $15 to $50 million per deal.

A native of New Jersey, Adam holds a B.A. in Political Science from Tufts University and is a licensed California Real Estate Professional. He currently resides in Costa Mesa.
